How to Make Coffee Cake Muffins Recipe Step-by-Step:
Check out the quick visual guides below. For full instructions and ingredients, see the printable recipe card at the end.
Step 1: Heat oven to 375°F. Line a 12-cup muffin tin with muffin liners or grease well to make a prepared muffin tin.
Step 2: Make streusel topping by combining flour, brown sugar, and cinnamon in a separate bowl. Add melted butter and stir with fork until crumbly. This butter mixture should be crumbly. Set aside and make sure you have enough streusel for both layers.
Step 3: In large mixing bowl (or use a stand mixer), whisk together flour, sugar, baking powder, baking soda, salt, and cinnamon.
Step 4: In medium bowl, whisk together eggs, sour cream, melted butter, and vanilla until smooth.
Step 5: Pour wet ingredients into dry ingredients and stir until just combined. Do not overmix the muffin batter.
Step 6: Divide half the batter evenly among muffin cups in the muffin pan. Sprinkle half the streusel topping over batter in each cup.
Step 7: Add the rest of the batter over the streusel layer, then sprinkle remaining streusel topping over the top of the muffin for each one.
Step 8: Bake 18-21 minutes until golden brown and a toothpick inserted in center of a muffin comes out clean.
Step 9: Let cool in pan 5 minutes before transferring to wire rack.
Optional Glaze: 1 cup powdered sugar mixed with a little heavy cream, or whole milk, and 1/2 teaspoon vanilla extract.

PRO TIP:
Don’t overmix the batter! Stir just until the flour disappears. Over mixing makes tough, dense muffins.

Storage and Reheating:
Storage: Store in an airtight container in an airtight container for up to 3 days.
Reheating: Warm leftover muffins in the microwave for 15-20 seconds or in a 300°F oven for 5 minutes.
Freezing: These freeze great! Cool completely, wrap individually in plastic wrap, and freeze in a freezer bag for up to 3 months. Thaw at room temperature or microwave from frozen.

Additions and Substitutions:
ADDITIONS:
- Nuts: Add chopped pecans or walnuts to the streusel topping.
- Glaze: Top with a drizzle of vanilla glaze or lemon glaze after cooling.
- Berries: Fold in fresh blueberries or diced apples to the batter.
- Cream Cheese: Add a cream cheese filling layer in the middle.
- Chocolate: Mix in chocolate chips for a sweeter treat.
SUBSTITUTIONS:
- Sour Cream: Greek yogurt works as a substitute.
- Butter: You can use melted coconut oil, but the flavor will be slightly different.
- Brown Sugar: White sugar works in the streusel, but brown sugar gives it better flavor.
- All-Purpose Flour: For a slightly healthier version, substitute half with whole wheat flour or use cake flour for extra tender muffins.
